Spray foam is preferred in my opinion. The open cell foam around the windows is not as effective at stopping air infiltration.

I was only commenting on the product in that recommendation. If you like the installer better...its a win - win.

I agree with HomeSealed. The Okna with the standard glass is the more appropriate glass here. The only better option would but triple pane with the standard SHGC glass.

The 800 with the standard deluxe would be my overwhelming choice of that group.

If you want more efficiency, go with the triple pane.

Still gets chilly in NC. I think surface 4 coatings are a band-aid for mediocre glass and unless you live in an arid climate, a possible recipe for customer disappointment and complaints.

The VT of 0.41 is for the Sunseal glass here (i.e. Guardian 5527) and would have a VT that is consistent with the Low-e 366 (or be more in that range). It is not required here unless you are South of the a good bit South which central NC doesn't really fit that criteria in my book. Your climate is s...

1. Omega 8 and 12 are likely just Cardinal Low-e 272 and Low-e 366 respectively. The Low-e 272 will be very similar to Okna's glass which is made by Guardian and is a 7138. The tighter window will also be better abating sound. While there are some colonial bevels to the exterior of the 800, they are pretty similar to the Sunrise extrusion once you see it. Any pictures of the sills? If the sills were rotted, one could make a possible argument that the water could infiltrate via that area, but everything I see here says STUCCO is the culprit. Especially this kind of fake stucco system without proper z-bar flashings.

I have yanked out Andersen casements for years. Nothing about the location of the water staining, the water on the back of the exterior sheathing, or the lack of any visible rot in the sill (although not pictured) tells me this is a window issue. Why was new construction opted for here as a default? I am not usually a fan of furring out the outside of the home and effectively creating a ripple (speed bump) in the drainage plane.
