I think that's a good plan... If you were looking for something that would be more relevant as a sales tool 5-10 years down the road I'd say triple pane (even in your moderate climate), but if budget dictates double pane, the standard sounds like a good option. Thanks for the information. Thinking long-term and resale value of the home do you think it's advisable to go with the sunseal? What is too dark?

We have decided on OKNA 600's and we are trying to decide on the glass package. If we go with an energy star rated glass (Charlotte, NC; south central) the VT goes down to 0.42. This is their Sunseal deluxe package: U = 0.25, SHGC = 0.21. Their Deluxe package has a VT of 0.55, U = 0.25, SHGC = 0.30....

It's what they recommended to us. But, I also was thinking of that pkg before they mentioned it. They actually recommend sunrise, but to get to a window that is strong they recommend the verde which are $687 each. Cohple of things. 1. We found out we need to go with the bottom sash being tempered because the height of the stool which adds cost and 2. Installer selection is critical at the end of the day. There are a handful of good products and Okna is just one of those. Yeah, the okna or softlite pro is what we're thinking. It's just deciding on a contractor that is driving me crazy.

I've attached a picture of the "swollen stool" and a picture of how our window is set. As you see, there is quite a bit of leaking coming from somewhere.

The contractor on Friday didn't think it is necessary to do what I was asking about and thought the existing windows had cracked on the interior weld and we're leaking because the weep holes were clog...
