What type of window?

I own a home at the Jersey shore and need to replace my Anderson wood windows. I'm going to go with vinyl as I think that is a better material for the salt air and moisture as the wood windows have rotted (prior owner never maintained). I've gotten 4 quotes, one from HD for the Simonton 6500 and 6100 E, one from Lowes for the Pella 250 and one from a local guy for Royal Prime Super weld 9700. I have 52 windows in this house and the variance in prices is anywhere from 10K to 20K!!! I have never heard of Royal Prime which concerns me (are they a good window?). Are their other brands I should look at? Thanks in advance for your thoughts....

Primary thought is to keep shopping.

I don't care for any of those windows and while I realize that 52 windows is going to be an expense of some undertaking, I also realize that no other housing location (i.e. beach, ocean exposure, etc.) is more requiring of a good building materials and a very sound installation.

I agree with you about the vinyl selection, just not the materials that you have looked at.

The simonton 6500 is a decent window, not great but decent. royal prime is complete garbage, very flimsy, cheaply made, and cheap looking. not something i would ever install. The pella 250 isnt far behind.
As the other poster mentioned, keep shopping.
Higher end vinyl brands are okna, soft lite, sunrise, and kensington.

I too would look for Okna or Soft-lite.
Not sure what shore point you are at but Masterext covers some, he would be a great choice.

I agree with the recommendation to contact masterext, if he covers your area. Not only does he carry the highest performance windows, his detailed installation system will serve you very well with a house on the coast where a tight seal is critically important.

Thanks for the advice. The house is on LBI, in NJ--more southern NJ. I will look into those other windows you mentioned.

Masterext is probably close to 2 hours away.

The Window Nerd is near Philly.

I love LBI.

The shore is tuff on everything, vinyl seems to have the best durability there.
Been a long time since I have done a project there, would need to check the current codes for impact glass.

Did some of your quotes have impact glass and others not?

How old is the house?

House is 25 years old and had anderson wood windows. All the quotes are double paned, about 14 of the windows have to have tempered glass because of their location.

What locations are they saying required tempered?

18" within the floor level is not the only part of the code that requires it to be tempered.

Near tubs, on landings, in door arcs or as door transoms or side lites, as well as 18" of grade and over 9 sq feet.

13 of the windows are close to the floor and 1 window is over the tub in the bathroom.

Being close to the floor does not, on its own, necessitate tempering.

If you have small children or anyone else you are worried about falling into the glass for any reason...leave it as tempered because tempering is cheap insurance against the injuries that may result from a fall and glass breakage.

That all being said, it may not be required by code as a default.

If within 18" of grade plus it has to be over 9 square feet of glass in the sash, thus 35" x 35" would not have to be tempered, but 36" x 36" or 32" x 40" would have to be tempered.

Here is a question for the code readers is it visible glass or actual glass?

Like WOW said it is cheap peace of mind if you have any concerns.
