window replacement

#1 Post by haraleigh »

I live near Albany NY and have 11 windows to replace. I'm interested in double hung, either double or triple pane. I just had 2 local (they said they are the only installers in our area ) come to give me information and a quote on the OKNA 500 vinyl, dble and triple pane and composite, all with grids. The composite dble pane quote was $13,299; Triple pane, foam filled frame $10,905 and dble pane foam filled $9300 ($845-per/window), nothing down, no tax, pay upon completion with lifetime warrantee on windows and 2 yr. on installation. They will remove old windows, complete clen-up and spray for mold and insects. This seems high to me, I'd love some feedback. I guess I don't have a chance of comparing to another installer, would there be a comparable window that might be less expensive?

What type of window are they removing and are there any install details you can provide.

Its not the most expensive by any means and if they are a good company with a solid warranty and track record, you can certainly do worse with lesser products.

That is a great window. For your area it would be worth it to do TP.

If you get a great install you have a grand slam.

The windows being replaced are 20 yrs old, I don't know what kind other than they are vinyl, double hung, the new windows I believe will be casement as the old frames are in great shape. They quoted me $90.00 for each grid.

Not sure what you really mean by $90 for each grid.
Grids/muttins are normally priced per sash for GBG(grids between the glass).
SDL(simulated divided lites) are normally priced per lite.

So it seems that you mean each window is $90 for grids.

the window sizes are as best I can measure:
1-34x22, this will need flat grid between the glass
1-51.5x40, no grid
2-66x31.5, no grid
4-55x32, no grid
3-47x32, these will need flat grids between the glass

Sorry for the piecemeal info, I'm learning as I'm going, these are OKNA 500 vinyl double hung windows, the 2 -66X31.5, are side by side, not sure what you call that, no real space between them other than the casing.
In the last posting I noted that only 4 of the windows need the flat grids in between the glass. I was surprised that the cost of getting the grids was $90.00 per window, is that a bit high in price?

Yes it is high, especially for flat grids.

As to your original question on comparable windows, you might look for dealers of Soft-lite and Sunrise windows to give you something to compare with.

I agree that the price for the grids is high in relation to the cost.
The only thing that I'd add is to be careful about analyzing line items as opposed to the overall cost of the project. Reason being, companies vary in the way that they structure their pricing. One may have a low base and make it up on options, with another that has a high base price and sells options near or at cost. Others may have a flat markup across the board. Same goes for material vs labor.... Just food for thought.

Thank you for your willingness to dialogue regarding this decision, it really helped. I was able to get the price down to $750.00 per window including 4 windows with grids and full installation and clean up. The installers look like they have a good reputation from the reviews online. I appreciate all your help.
