Help with ideas on reasonable window estimates

Looking for advice on replacement window costs in the Chicagoland area.

We are working on closing on our first place and all of the windows need work. Many cracked panes and balance mechanisms don't work. All storm windows fall down and are not air tight. All of the 30 windows need work. One of the sills is dry rotting out and letting moisture into the wall. Re-caulking is necessary on all. They are all double hung old single pane windows. All about 5 ft by 2 and 1/2 ft. in dimensions.

We are planing on replacing them, 12 to start with. Not looking for top, top of the line, but a decent window that we can get a tax rebate on and helps with energy efficiency, especially in the cold and windy Chicago winters.

Can someone give a general range of how much it might cost to replace 12 of these with double pane, double hung windows? Trying to come up with a cost to have the seller give a realistic credit.

Any advice on the type of windows to go with for not quite top of the line?

Isn't a national average cost for such around 500-600 dollars each? Window quality and installation details can vary the price.

I'd ask for $650-$750 per window b/c you could get into a quite expensive project if it turns out there is a lot of rotted wood that is hidden.

the fact that you mntioned rotted wood leads me to believe this will be a bit more involved. 650 to 750 seems likely.
