Re: Retrofit Leak Only Below Windows
Doesn't matter if the original aluminum frame of the window is leaking. A frame jump installation does not rely on the old frame to be the water barrier. It is an additional water barrier, but it water is getting behind the new window in bulk, the install is critically flawed already.
Re: Retrofit Leak Only Below Windows
WoW is correct, as usual. The original window frame, at this point, is inconsequential to the leak. It is only left to avoid breaking the house wrap, and/or avoid cracking the stucco. I still suspect the source of the leak is the window (sash not sealing tight against the frame). That could be a faulty window or a faulty installation (square/plumb).

Did I say “as usual”? I meant “for a change”. Stupid spell check!
Kidding, of course!

Thanks everyone. The insurance adjuster and engineer came over. They won't say all that much to me but did say the damage is older than 6 yrs. We opened another window and it's on a different wall. It's leaking in the exact same right hand corner but very minimal damage (so far). It's a different style of window, awning at the top and solid glass at the bottom.
Does anyone know window people in BC Canada maybe I need to get an independent opinion
Thank you again for the advice

Ask for a "trade rep", ask for the name of two CPC/PCC/PCP s that have a minimum of 10 years of experience( hopefully 20 years).
The above should start to connect you to sources that can help you.

Thank you everyone. I feel a lot more informed now.

One more question. When you open up a wall and see wood rot can you tell how long it has been occurring? Is there a known formula? For example, in 5 years I would see X in 10 years I would see Y etc.

No formula out there. Totally depends on the situation, rate of leak, interior conditions, weather, temperatures, etc.

We know from experience that total rot of a 2x4 or 2 x 6 takes several years.

Re: Retrofit Leak Only Below Windows
An update. My insurance declined my claim (they don't cover leaks/seepage) but the engineer and restoration company confirmed the windows themselves are leaking (not install and not our roof as was suggested by the manufacturer). It's now with the manufacturers insurance who have suggested to me that the decay is older than 5.5years. I've done a lot of research and the engineers report suggests that there is no way to determine how old the damage is. This is a north wall in a forest environment that may never truly dry out and with wet insulation sitting on the wood it's very likely this accelerated the damage...the saga continues

Well...some of this is progress.
The fact that they ID'ed the window and the manufacturer's insurance has stated that is some progress and a pretty big deal.
This is definitely a pain in the you know what, but kudos to you for staying the course and trying to get this resolved properly.
