If its capped and the water management is correct, not needed. What are you doing for trim on the outside? Capping, PVC? But if you are just trimming it out with wood, I'd have some slope on the wood subsill.

None of those windows would really meet that blocking "air" qualifier in my book. At least they don't have a great track record of it. I understand that it's a rental and you don't want to blow the budget out, but based on where you are currently, I suspect you could get in the ballpark of...

You could just ask for clarification, but sealed around the perimeter for air seal is all you need to focus on. Foam, caulk, backer rod/caulk...all acceptable manners.

Of those two, the Simonton is the better unit. That said, there are windows that are going to give you more glass, better thermal performance, and much better air infiltration ratings.

Should easily be able to locate an Okna dealer somewhere around your neck of the woods.

In NJ and the NE region (i.e. cost of doing business, regulatory burden, taxes, etc), that price is LOW. Anything in the Garden State makes me, as a default, point them in the direction of AGM Windows. Regular poster on here, solid company, and uses what is likely the best vinyl product in the marke...
