60 Replacement Window Project - Feedback on Pricing

#1 Post by zeeze »

Hi, I wish I came to this forum sooner. After talking to 10+ sales agents, I feel exhausted but I am close to achieving my goal.

We have 6,300 sqft home with finished basement, has 25 year old original wood windows that badly need replacement. Lot of large (6ft x 5ft) windows, half moon, etc. We are combining some DH pairs into picture frame, in basement DH pair will be sliders, etc.

Project will be in two phases with 1st and 2nd floor done first and then phase 2 will be basement and half moon windows. I got quote for $37K for all to get Wincore 7700, that's 51 replacement windows, after merging some windows from two DH units to one. Includes low E, new capping, no grid, fixing some rotted wood and sil.

Final replacement by type:
22 DH
8 mid sized picture
4 large picture
6 transome (small picture)
6 large half moon
1 small half moon
4 sliders

Any feedback on this price? Or the one below?

Vytex quote: $61K
New South: $65K
Window Nation: $50K
Power (Pella): $81K
MGM/Greatlakes: $30K

Where is the home located? 37K for 51 windows is more akin to 2008 pricing to be honest. That is much closer to a materials only number than an installed number in today's hyperinflation market.

We are in Atlanta.

I just found out that that 6 of our windows require tampered glass so that's $600 extra total.

New quote is $37,600

I don't care for the Pella 250 at all and Power's workmanship in my area (15-minutes from headquarters) is mostly miss and seems to be performed by very underpaid subs that rush too fast. The capping is terrible with the caulking even worse. Installations are hit and miss with very large outfits as we could be talking about hundreds of crews which could be good or bad, who knows?

Window Nation tends to do Vytex's entry level vinyl offering, and again hit or miss installers.

A friend of our in the neighborhood got Power/Pella and I agreee that workmanship on the capping and caulking was very bad. Big gaps under the sill cap and a perfect place for bugs to make home.

I am leaning towards Wincore 7700 and our local installer, Maintenance Free bragged a lot about their workmanship and capping. I saw some pictures and they looked good. I am planning to visit come customer homes to see it myself

It's a decent product. I think most folks would say that it was big, bulky, and a bit unfinished looking as compared to the newer products of the last 10 years. The reality is that it is a based on a Simonton design that is at LEAST 20 years old at this juncture. Just "OK" air numbers and thermal numbers.

Where is the home, region wise?

Pretty big market. Should have access to a bunch of the other brands that folks tend to think of as premium in the vinyl replacement space. i.e. Soft-Lite, Sunrise/MI, Okna, Polaris, Kensington, Vytex...
